Please help me out
Don't do it. Unless your sniping to build a set. Sniping champs/ltds is next to impossible with the AH delays.

Well, this isn't entirely accurate. But what you need to know is that auction servers don't populate at the same time. A local auction listing evidently populates on a local server first, and if you connect to that server, you'll see it earlier than users connecting to other services, and you'll have a better chance at your snipe. I would wish I could leverage this knowledge with VPN's, but I have a feeling that carries a pretty high risk of drawing a false-positive Auction House ban.
So unless your on a specific server theres a delay on the AH. How does one get on a special non delayed server?

I believe it's primarily a matter of locality. EA's servers represent a distributed system. Something that registers on a local server takes time to register on another. For reasons that are unpublished, EA elected to not have the servers populate with the same data almost simultaneously. Whether by design or by some other factor, there is a clear delay in accessing most auction items.
Once in a while I click on an auction that just appeared, and I get a countdown that evidently started only a few seconds before. Just like old times.
I have a theory, i haven't tested it out though.
During ROH on release day someone listed a Stafford at 140k with no buy now pption , at the time the average price for a 95 was 190k. Because of the 140k price people kept listing him at 140k bin, i assume because the min price was shown as 140k.
My theory is, go on and list a 95 from sugar rush at 50k under bin value, but list him with no bin. It would then show the lowest price as what you've listed your card at on open bid and people will list theirs at the same bin.
This would lead to easy snipes to build sets.
I could be completely wrong though.

Very interesting theory. Report back with results if you find some.
Get on the AH and start getting familiar with it and players prices. Knowing what a snipe is is half the battle. You have to be quick and confident. You can just chase one card/set which is easy but the more you chase the easier it is to snipe or flip them but you need to know the market. Also having a dedicated coin stack you keep up just for such investments is key.
Another quick tip. Live auctions usually show up here on mutgg before you can see them on console to buy now. Its only like maybe a minute or 2 sooner but sometimes helpful.

I love this tip, but if you can't see it yet because it's only available on one or more other servers and hasn't reached yours, you get only the pleasure of knowing you weren't given a fair shot after your scouting.
Your tip is most useful for high value mid-lifecycle LTD's, which generally cost enough to not sort low unless someone is specifically looking for that item.
